The Olive Branch board approved the final plat for Villages at South Branch Phase 2 on Oct. 21, allowing subdivision of roughly 11.86 acres into 43 single-family lots and three common open spaces in the R3 planned residential district.
Dr. Song summarized infrastructure already in place, including recent street extensions and utilities. He said the developer must provide a letter of credit to cover incomplete public infrastructure plus a 25% contingency before the plat can be recorded. "Condition number three being that the developer shall submit to the city of Ol[y] branch a letter of credit of sufficient amount to cover any public infrastructure that has or not had yet been completed plus 25% contingency before the plat is recorded," Dr. Song said.
Mr. Earhart moved to approve the final plat; Miss Hamilton seconded. The board voted to approve the phase-two final plat with the conditions recommended by staff and the planning commission.
Staff said the board previously approved preliminary phases and that alleys required by the project text have been constructed to avoid narrow, failing alley conditions seen elsewhere in the area. The item will proceed to plat recordation once the developer posts the required security and satisfies the listed conditions.
