Gilpin County Board approves reduced setbacks for Sunrise Heights lot

The Gilpin County Board of Adjustment on April 14 approved BOA‑26‑1, a variance request permitting reduced setbacks on Lot 66 in the Sunrise Heights addition to Gilpin Gardens.
Director of Community Development Jamie Bole and planner Jack presented the application from owner Eric Quaid, who asked relief from the standard 30‑foot setback in residential subdivision zones. Staff reported the subject parcel’s triangular shape (about 0.29 acres) and the encroachment of Breezewood Lane created a constrained building envelope. Staff recommended trimming the west setback to 20 feet, the east setback to 26.5 feet, and the southwest setback to 5 feet to allow a buildable area similar to neighboring lots.
Public Works infrastructure coordinator Andy Decker reviewed site conditions and signaled the proposed setbacks bordering Blue Spruce Road and Breezewood Lane would allow future development and access. No public comment was received at the hearing on this matter. The board moved, seconded and approved the variance 3–0.
The approval allows the property owner to site a dwelling and garage consistent with the revised setbacks and requires the usual permit and survey verification before construction.
