The Waunakee Plan Commission recommended that the Village Board approve the final plat for Heritage Hills Phase 9 and the accompanying development agreement. Staff said the submitted final plat packet described the phase as including 48 lots and five outlots and that Outlot 41 will be dedicated as a community park.
Denafrio Cocking Associates representative Dan Day said the phase will develop roughly 40–50 lots this year, bringing the subdivision’s planned park formally into village ownership and phasing in amenities targeted for spring of 2027. He said improvements include road and park construction and coordination with the Wisconsin Department of Transportation for Shoeacher Road connections.
Commissioners asked about construction impacts and whether ledge excavation would be needed; the applicant said minor ledge work is expected in a few locations and that usual best practices and notifications will be used. Staff recommended approval of the plat to the village board with a development agreement to follow; the commission voted to recommend approval.
