On April 15 the commission scheduled June 3 public hearings on an annexation petition and companion rezoning related to properties associated with Franklin Road Baptist Church.
Miss Smith explained the petition covers about 35.3 acres including portions of Franklin Road and Alma Not Drive and that staff will correct a mapping error in the program book where a small parcel already in city limits was inadvertently included in the annexation map. She said the city’s general plan designates much of the area for institutional uses and that by policy annexed lands default to certain residential designations unless rezoned; the proposed companion rezoning would make portions commercial fringe (CF) while permitting church and school uses.
Staff warned that two existing homes on the property would become legal nonconforming under the CF district (which would limit rebuilding in the event of substantial damage). The commission set public hearings for June 3 to consider the annexation and linked zoning change, and the applicant’s representative was present for questions.
