The commission set a May 6 public hearing for a rezoning request to create Kase Terrace PRD on roughly 14.61 acres.
Miss Smith introduced the proposal and said the developer proposes single-family detached homes with minimum lots of about 4,400 square feet, 41-foot lot widths, internal trails, a dog park and enhanced landscaping between multifamily and single-family areas. Staff asked for additional perimeter planting along commercial adjacencies and noted that water resources and the utility district are coordinating a meeting in early May to confirm whether the proposed narrow lot widths and utility spacing will work.
Miss Smith also reminded commissioners the developer previously presented a higher-density plan that was reduced following council comments; the current plan reflects that earlier revision. The commission approved scheduling the May 6 public hearing so staff can resolve utility and planting details in the program book prior to the hearing.
