Planning commission sets June hearings for proposed Lowe’s on 16.78 acres

A proposal to annex and zone about 16.78 acres for a Lowe’s Home Center was presented to the Murfreesboro Planning Commission on April 15, which set public hearings on the matter for June 3.
Planner Mr. Barbie told the commission the project envisions a roughly 107,136-square-foot main store and about 30,000 square feet of garden/seasonal sales area. Access and circulation would primarily use Shelbyville Pike (Highway 231); the plan includes median modifications and other roadway adjustments to accommodate shipments and customer traffic.
Staff described buffering and landscape screening along residential edges and said the applicant requested an exception to allow integrally colored split-face block on an east elevation that staff expects will face undevelopable land and not be generally visible. The site plan also identifies expanded seasonal outdoor merchandising areas that will not be counted in the regular parking tabulations.
Mr. Barbie said the PCD is specific to a home-center use and that substantive layout changes would require returning to both planning commission and city council. The commission voted to schedule the public hearing for June 3 to allow more detailed review and public comment.
The next step is the city’s public hearing process, where commissioners and members of the public will be able to review the site plan, buffering, requested material exception, and proposed roadway changes before any formal land-use decision.
