The Brainerd Planning Commission voted on Feb. 18 to recommend approval of a variance request at 2602 11th Street Southeast that would reduce required setbacks for existing storage buildings to enable subdivision and future mini-storage use.
Planning staff (James) explained the property is in the general industrial district, which requires a 30-foot rear-yard setback and a 40-foot front-yard setback. The applicant requested reduced rear setbacks of 13 feet and 24 feet for two existing buildings. James told the commission that the site contains an existing fuel storage tank that triggers a state fire-code 50-foot property-line setback and that the buildings cannot be relocated, creating a practical difficulty that supports a variance for the existing structures.
Applicant Kathy Thompson, identifying herself as owner of Brainer Garages, said she plans to split the lot in coordination with Superior Fuel and build three additional storage units to meet demand for larger units. She said access coordination with County Road 45 had been made and that lighting plans will mirror existing on-site lighting.
