Board approves Bottle King sign redesign, requires future tenants to return for changes

SPRINGFIELD TOWNSHIP — The Springfield Township Planning Board approved a revised signage package for a Bottle King tenant, requiring the applicant to add landscaping and to return for any significant sign changes if the tenant mix changes.

Planning staff recalled that Bottle King’s use and related back‑of‑house items were already approved at a prior meeting but that the sign had been pulled for redesign. Staff and the applicant presented a revised rendering described as internally lit and similar in materials to a previously approved storefront in the center.

Staff reported three new street trees would be added along the frontage and three interior parking‑lot trees would be restored or added where earlier trees had been lost. The board accepted staff’s assessment that additional trees along the Route 22 frontage were not required given multiple driveway curb cuts and visibility concerns.

The design team told the board the proposed sign retained a double‑panel because the original sign included multiple lines of copy (discount wine, liquor, beer) and the panel size reflected that wordiness; the board added a condition that a future tenant replacing Bottle King must return to the board for any change that would affect sign size or paneling.

There were no members of the public who spoke on the application. The board moved to approve the sign with the stated conditions and adopted a resolution on the Google Drive to reflect the approval so the applicant could proceed.

What’s next: Applicant will proceed with the internally lit sign and landscaping per the conditions; counsel has prepared an amended resolution for the board to sign.
