The Sutter County Planning Commission approved a use-permit request to allow a major home-occupation for a deck-coating business on a 1.72-acre estate residential parcel at 699 Stewart Road.
Assistant Planner Luis Enrique Hernandez described the proposal: materials (cement, concrete paints and related supplies) would be stored inside an existing roughly 400-square-foot accessory structure, one employee would report to the site, and deliveries are expected once per week during normal business hours. Staff concluded the project is exempt from CEQA under the county’s existing-facilities provision and recommended approval with conditions consistent with the zoning code.
No members of the public spoke in opposition. Commissioner Schmittel moved to approve the project per staff recommendation; the motion was seconded and passed on roll call.
The approval allows the business to operate subject to the conditions in the staff report; exterior signage and visible evidence of the business were not proposed.
