Alejandra Gonzalez of Planning and Inspections told commissioners the property is vacant and that staff recommended approval with conditions: no vehicular ingress or egress along Mesa Street, at least 80% of the building facade set back more than 20 feet from the property line along Mesa Street, and a detailed site development plan reviewed prior to issuance of certificates of occupancy and completion.
Charlie Gomez, representing the property purchaser, said the applicant concurred with staff recommendations. Commissioners closed public comment, moved to approve and, in a roll call, Commissioners Badillo, Masood, Borrego, Hanson, Uribe and Reagan voted in favor while Commissioner Dabulowsky voted no; the motion passed 6-1.
Staff noted notices were mailed to property owners within 300 feet on March 13, 2026, and said it had received no written communications in support or opposition as of the hearing.
