The Jones County Planning and Zoning Commission voted to recommend rezoning a 13.08-acre parcel at 263 Blounts Chapel Road from AG‑1 (rural agricultural) to RR (rural residential) so the property owner can create an approximately 1.1‑acre lot, the commission said. The county commissioners will make the final decision at their May 5 meeting.
Hunter Willis, the property owner and applicant, told the commission he and his family moved a mobile home out of active use in 2017 but have been unable to sell or relocate it because of title and transfer constraints. "I'm asking for 1.1 acres versus two, so I can keep that threshold of the acre for me or the neighbor, whoever it may be, because that's the only land that percs on that whole property," Willis said, explaining the request is driven by septic drain‑field locations and future expansion needs.
The parcel is 13.08 acres in size, Willis said, and the requested lot split would leave roughly 1.1 acres for the parcel containing the mobile home. Staff described available survey sketches and the location of the mobile home at the front corner of the property; Willis said he plans to install a new well and independent septic systems for the new house and the lot being created.
Neighbor Thomas Graham of 269 Blounts Chapel Road asked whether the rezoning would change his property rights or taxes. Staff and board members replied that the requested zoning change to the Willis parcel would not change Graham's zoning entitlements or setback requirements, and they advised him to contact the tax assessor's office about any tax questions.
A commissioner moved to recommend approval of the rezoning; a second was heard, and the panel voted to forward the recommendation to the county commissioners. The commission encouraged Willis to attend the May 5 county meeting where the final decision will be made.
The recommendation is only advisory; the Jones County commissioners retain authority to approve, modify or deny the rezoning at their meeting on May 5.
