The Rye Brook Planning Board voted to approve a site plan and work permit for 379 North Ridge Street after the applicant described proposed yard and driveway work and the board confirmed standard mitigation and permit conditions.
Greg Kupipoli, the project engineer, told the board the work will include a new front walkway, replacement of the existing driveway with concrete, and a 16-by-40-foot pool and pool patio in the rear yard. Because the proposal disturbs more than 400 square feet, Kupipoli said the design incorporates an underground infiltration system sized to mitigate the additional impervious area; the applicant also added screening around pool equipment after earlier comments.
Chair Rob Goodman noted the public hearing on the application had been opened at a prior meeting and reaffirmed that the file includes the materials the board had reviewed. The resolution of approval combines site-plan and work-permit authorization and attaches standard conditions: submission of a construction management plan acceptable to the building inspector and department of public works engineer, advance notification to the building inspector at least five days before work commences, display of the permit on the site while work is underway, and an expiration date for the permit (noted in the record as October 9, 2026, unless otherwise requested).
Kupipoli provided specifications for the infiltration chambers and the screening planting the board had requested during earlier review. "The proposed improvements include a front walkway, a replacement driveway and a proposed pool in the rear yard, 16x40, and associated stormwater management," he said, describing the infiltration approach the applicant is using to avoid increasing surface runoff.
After a roll-call confirmation, the board adopted the resolution and the chair confirmed the applicant had the approval to proceed subject to the listed conditions.
The file will remain open to ensure the construction-management plan and any required permit documentation are submitted and deemed satisfactory by village staff before work begins.
