Board of Equalization hears four property appeals; one fair-market-value adjustment recorded, others deferred for written decisions

The Oklahoma County Board of Equalization heard four residential tax-value appeals on April 21. The board accepted one on the record and deferred three for written decisions to be mailed to appellants on Friday.
Barnes Avenue (BOE #33) — accepted on the record: The phone appellant (identified in the transcript as Sheridan) told the board she had purchased the house on Sept. 30, 2024 and challenged a rapid increase in assessed value. The assessor recommended changing the remodel percentage from 75% to 70%, lowering the fair-market value recommendation to $732,000. After an on-the-record motion and second, the board voted to accept the $732,000 fair-market value as requested during the informal review.
William Morgan (BOE #25) — deferred: Morgan requested a fair-market value of $430,000 after the assessor's informal reduction to $512,500 (initial value cited $547,000). Morgan questioned the assessor's "effective age" adjustments and cited neighborhood variance in sales; the assessor defended the comps. The hearing was closed for later disposition; the transcript says decisions will be made Friday and mailed to appellants.
Lisa Young (BOE #32) — deferred: Young described significant property deterioration and neighborhood crime problems and asked for a reduction to $152,000. The assessor adjusted the condition rating and reduced the informal value to $207,000; the board closed the hearing and will issue a mailed decision.
Luke Johnson (BOE #36) — deferred: Johnson disputed a $639,500 assessor valuation and requested $485,000, saying he did not receive prior-year notice due to an address issue. Assessor acknowledged a 20% negative adjustment for a drainage ditch on the parcel but defended use of newer-house comps for valuation. The board closed the hearing and said decisions will be mailed on Friday.
Procedure and next steps: Teresa Sers (speaking as Board of Equalization) explained that the board is an appellate body that generally only accepts evidence presented during informal hearing unless the assessor agrees to receive new evidence; she said appellants would receive written notices of decisions later in the week. The board recorded that decisions on appeals other than BOE #33 were deferred for later action.
