Town of Babylon Rental Board approves three permits, holds two applications open for repairs

At its April 22 meeting, the Town of Babylon Rental Board approved three rental permits and held two applications open until June 24 to allow property owners time to complete required repairs.
Carla Bryant, vice chair of the board, joined members in approving permits for 125 West 11 Street in Deer Park, 802 Bayview Avenue in Amityville, and 35 Winter Avenue in Wheatley Heights. Kelly Medwick made the motion to approve the 125 West 11 Street application, which was seconded by Mike Murray and approved. Patrick Nolan moved and Carla Bryant seconded approvals for the renewals at 802 Bayview Avenue and 35 Winter Avenue.
The board held open the new application for 28 Sword Street, West Babylon, after the applicant’s representative, Dwayne Hendris, identified himself and said he represents property owner Alexandra Herbert Alexander. Board member Mike Murray told Hendris that the owner must "replace the driveway," fix a lifted and cracked sidewalk section in the rear of the property and either remove or replace a deteriorated cement patio that the board described as a tripping hazard. The board voted to keep the application open until June 24 to allow those corrections.
The board likewise extended the matter for 43 Beach Street to June 24 after Patrick Nolan reviewed several corrective items: remove debris around the property; replace the blacktop driveway and the blacktop walkway (a full replacement, not just resurfacing); paint the front stairway; repair the bottom of the driveway; and remove an unregistered vehicle. Nolan said the applicant will receive photos and a written list of required work.
Chair (name not specified) told the room the board "does use software that uh tracks if these uh houses or apartments are being used on Airbnb or VIB, which is against the law," indicating the board is monitoring online short-term rental listings for possible violations. The board recorded several communications and affidavits from the town attorney’s office, including filings related to 930 North Putinham Avenue and affidavits for 123 Oak Street and 184 West Third Street.
The approvals were routine and focused on verifying applicants agreed to town terms and conditions; the extensions were procedural steps to allow owners time to remedy code and safety concerns. The board adjourned after noting the communications and affidavits on file.
