Planning and Zoning Commission recommends approval of special‑use permit for accessory structure at 528 Dan Avenue

The Planning and Zoning Commission on Tuesday recommended approval of a special‑use permit to replace an existing accessory building at 528 Dan Avenue with a new metal structure, voting 6–0 with one member absent.

A planning staff member told commissioners the proposal would replace an accessory structure that dates to about 1962 and that the applicant cited weather‑related durability as the reason for a metal replacement. Staff said the proposed accessory structure would not meet supplemental standards in the Unified Development Code that require accessory buildings to match the primary residence and that, as proposed with an added carport, the lot would exceed the two‑structure limit for the residential zone.

"Staff does recommend that you approve this," the staff member said, and added that notices were sent to properties within a 200‑foot radius and that staff had received letters of support from neighbors to the north and south.

The Chair opened the public hearing and invited comments; no members of the public spoke. Commissioner Joshua moved to recommend approval of the special‑use permit "as presented," and Commissioner Aninsley seconded. The motion carried six in favor with one absence. The staff member said the item will appear on the May 18 City Council agenda for a second and final public hearing.

The application on the public record lists Larry Celely as the property owner and applicant (case 26‑04‑77 SUP). The commission's action was a recommendation only; final approval requires City Council action at the indicated date.
