The Fuquay Varina Planning Board recommended approval of the Woodrest preliminary subdivision plat (SUBPR 202505), a proposal for 17 single-family lots on 8.51 acres located on Johnson Pond Road.
Staff report: Planning staff said the proposed lots meet the 10,000-square-foot minimum (proposed lots are 10,640 square feet with an average lot size of 12,930 square feet), that 1.81 acres of open space are provided though none is required for this conventional subdivision, and that the project qualifies as an infill development exempt from right-of-way improvements along the subdivision frontage. Staff recommended approval.
Board action: Because preliminary plats are not public-hearing items, the board proceeded to a motion and voted to recommend approval. The agenda abstract and supporting documents were submitted into the official record.
Next steps: Staff will forward the planning board recommendation to the Town Board and an annexation petition for the property will be presented at a public hearing on May 4, 2026.
