St. Peter council authorizes plans and specs for roughly $1.67 million public works roof repair

St. Peter — The City Council on Monday authorized staff to hire Inspect of Minneapolis to complete construction documents, bidding and construction administration for multi‑area roof repairs at the Public Works facility.

Pete summarized the Inspect report and identified work across several roof areas: area B (the original 1964 roof) will need ventilation and equipment relocation and carries an estimated cost of about $390,000; areas A1/A2 — the bulk of the expense — were estimated at about $1.2 million for replacement; and a mid‑section repair between areas B and D was listed at roughly $110,000. Pete said the overall estimated work is "approximately $1.67 million." He told the council staff would develop a financing plan through the fall and expected plans and specs to be ready for bidding in early 2026.

Pete noted the city previously set aside about $450,000 in an equipment certificate in 2024 and has spent roughly $300,000 on engineering and construction evaluation, leaving about $150,000 available from that source. "We'll work with our new finance director and administrative staff to come up with a financing plan once we get to the point where plans and specs have been prepared and bids have been received," he said.

A council member asked whether the financing plan would be available before bids are received; staff responded that a plan would be developed as they proceed through the fall and would likely be presented at a workshop or goal‑setting session. The council approved the resolution authorizing Inspect to prepare documents and administer bidding by roll call.

Next steps are completion of final plans and public bidding; staff said they will return with financing recommendations and contract documents as appropriate.
