Buckeye — The City Council on April 21 approved a major amendment to the Sundance Community Master Plan that adds about 8.3 acres (identified as parcel 34C) and designates it commercial center (to be developed for multifamily residential).
Principal Planner Mandy Woods presented the case (PLZ25‑000012) and described the proposal as a minor expansion of the Sundance CMP overlay intended to provide cohesive zoning and enable the parcel to develop in concert with adjacent parcels. Woods said the applicant for the amendment is recorded in the hearing materials as Jeffrey Blighty representing Yuma LLC and that the request would allow up to 188 multifamily units for parcel 34C. Woods added that the change includes a limited exception to allow 21 additional units specific to the parcel and a modified height step‑down measurement tied to adjacent residential property lines.
Woods told the council that a traffic impact analysis has been submitted and approved and that water and sewer capacity has been confirmed for the modest unit increase. No members of the public signed up to speak during the public hearing. After questions from council about a community walking track and public access to a neighborhood path, the council moved to approve the ordinance amending the CMP and the zoning overlay; the motion carried unanimously.
What’s next: The applicant will continue through the companion site‑plan review process; staff said any future site plans must comply with the amended CMP standards and the city will monitor stages such as building permits and infrastructure work.
