Ada County commissioners approved a quick claim deed on April 22 to transfer a tax-deeded parcel sold at public auction for $330,301, staff said.
Katie Miller, tax supervisor, reported the sale and that the county acquired the property through tax deed after three years of delinquent taxes and appropriate notice. She said the county received the funds via public surplus and that the sale buyer was recorded in the meeting materials (the buyer’s name appears in the transcript variously as Jeffrey Green, Jeffrey Rain and Jeffrey Ream). Staff emphasized the county retains only delinquent taxes and costs; any excess proceeds are first applied to lien holders and parties of interest (an HOA was noted) and then to the prior owner or state unclaimed funds if heirs do not claim proceeds.
When asked whether there were many bidders, staff said there were several but did not provide an exact bidder count. The board approved a motion to authorize the quick claim deed to the purchaser for parcel R8563110100 and authorized the chair to sign.
The record shows the previous owner is deceased and staff said the state's unclaimed property division will hold proceeds until claimants establish entitlement. The board did not discuss additional litigation or title challenges in the public meeting.
