Corte Madera director details schedule and costs for Mickey Park, intergenerational center and field projects

Parks & Recreation Director Tim Berry gave the commission a progress report on several capital projects at the April 20 special meeting, outlining schedules, funding and site-specific issues.
Mickey Park: Berry described scope work at Mickey Park including a new ADA-compliant pathway connecting upper and lower areas, regrading for a lower seating/retaining wall, selective tree removals and replacements, irrigation and reuse of commemorative plaques. He said construction is scheduled April'July and that sod and plant establishment requires about 60 days after completion. During pre-construction crews observed nesting pygmy owls and placed a 30-foot buffer around the tree; Berry said the observation should not delay the planned schedule and staff will monitor the nest until birds have left.
Intergenerational/senior center (195 TeleVista): Berry summarized lease terms presented to council: about $60,000 per month in year one with 3% increases in later years, $40,000 in tenant-improvement credits and three months of rent free after opening. Council authorized Chris Good to award a construction bid up to $306,000 with a 10% contingency; bids open May 7 and if awarded costs exceed that limit the matter will return to council. Berry described interior layouts (large activity room, chamber office space, flex space) and estimated occupancy in the mid-30s for some rooms. Staff is developing a separate operating budget, and Finance Director Chris Petlock is working on cost details.
Town Park East Field: Work began in March with mobilization and fencing; crews removed existing sod and planned to install TifTuf hybrid Bermuda sod, but harvest timing pushed installation into early May. The project includes a 90-day establishment period with an expected mid-August opening for the soccer season. Funding sources cited were town capital, recreation capital funds and donations from Quarter Mile FC.
Glass House Park playground: Berry reported a contract with Playground Innovation with anticipated start in early May and a construction period the contractor estimates at about 30'60 days. The project is expected to stay under a $335,000 budget and includes new play features such as a net spinner; staff aims for a July turnover so the playground can be available for summer events.
Commissioners asked about parking, restroom access at the leased center, rental-fee policy and long-term lease strategy. Berry said staff will return with more detailed fiscal impact numbers, clarify expected county contributions, and monitor bids when they are opened on May 7.
