Hampton Township adopts new zoning and subdivision ordinances after public comment

Hampton Township Council on April 22 adopted two major land-use ordinances, approving Ordinance 879 to amend and restate the township zoning ordinance and adopt a new zoning map and Ordinance 880 to amend and restate the subdivision and land development ordinance. Both ordinances passed by unanimous roll call following a reopened public hearing and public comments.
The council reopened the public hearing on the zoning ordinance and SALDO update before taking votes to adopt the new code. Slade Miller, a local business owner, told council, “I think zoning is difficult and I think the council is doing the best that it absolutely can,” and urged adoption as a first step that can be refined later. Jim Benur, a planning commission member, said the updated ordinance “streamlines the ordinance to make it a lot cleaner, a lot easier” for staff and applicants and represents implementing the comprehensive plan.
Council and staff framed the ordinances as a multi-year effort tied to the township’s comprehensive plan and community outreach events. The manager and land-use staff said the rewrite consolidates many incremental amendments into a clearer code, which they said should reduce application complexity and improve predictability for residents and developers.
Council members asked procedural questions about timing and codification; staff noted that placing the full ordinances into the township’s e-code system for official online codification is likely to be costly and will probably be deferred until next year. The presiding officer called the motion to adopt Ordinance 879, and the roll call vote recorded six members in favor, with no opposition. The same 6–0 outcome followed the motion to adopt Ordinance 880.
The council closed the public hearing after hearing comments and proceeded with the votes. Next steps include administrative implementation and likely periodic amendments as staff and council review how the new code functions in practice.
