Council approves Walker Heights preliminary plat for 101-lot subdivision

The City Council voted to approve Resolution 26-R10, taking up a preliminary plat for Walker Heights, a residential subdivision proposed by Oak Hills LLC covering about 40.45 acres and proposing 101 lots zoned medium-density single-family.
Planning staff described the layout as including five new roads, two continuations of existing roads, a looped water system with connections to the north and west, and wastewater that will gravity to the Schuler Creek lift station and then be pumped to the city’s wastewater treatment plant. Staff stated there are no sinkholes or floodplain on the site and that two stormwater detention basins are proposed (southwest and southeast corners) to manage runoff. The preliminary plat previously had been approved on Jan. 11, 2024, and had since expired; the developer sought reapproval to proceed with infrastructure permits.
Staff recommended approval based on infrastructure capacity and reviews with Green County on off-site stormwater conveyance. The council voted to approve the preliminary plat; the transcript records the vote as 'Motion carries. 700.' The next step will be issuance of infrastructure permits and construction-level reviews before lot development.
