Petersburg Borough planning commission approves variance for 701 Rambler and clears three land actions

The Petersburg Borough Planning Commission on May 12 approved a variance allowing construction of a deck within 5 feet of the side and rear property lines at 701 Rambler Street and advanced several plat and replat actions.
During a public hearing, Aaron Henkins, who said he works at the borough fire department, told the commission that emergency access to the Frederickson property would not be impeded if the variance were granted and added that access might be improved. Applicant Casey Frederickson said the deck is planned as future-proofing for retirement and improved access, saying it would help the family “enjoy our yard as we age out hopefully in this community.”
Commissioners discussed the municipal code standard (Municipal Code 19.80.050), with deliberations focusing on whether the parcel shows an "exceptional physical circumstance" unique in its zone. Several members pointed to the house placement and surrounding open space as the distinguishing features. After discussion the commission moved to approve the application and passed the motion by roll call; the vote was recorded in favor by all members present.
On related land matters the commission reconsidered and approved both preliminary and final plats for the Carluck subdivision at 410 Sandy Beach Road, adopting Resolution 2026-0401 and imposing standard conditions including submission of a legible, surveyor-prepared plat and an updated certificate to plat prior to recording. The board also approved Resolution 2026-0402 to consolidate a vacated right-of-way to create a buildable lot at 200 USOG.
Finally, the commission voted to recommend that the Borough Assembly approve the sale of Lot 6, Block 245 (USS 1252A) at 502 Lumber Street to Robert Funk. Nearby residents asked the commission to consider the location of a nearby snow dump and its effect on hedges and adjacent yards; commissioners discussed the need for an alternate snow-dump site but recommended the sale to the assembly.
The commission handled the agenda amendment removing item 7D and approved corrected minutes reflecting Commission Secretary Fine Walsh's clarification regarding appeals to the Borough Assembly. The meeting then moved on to non-agenda items and commissioner discussion.
