The Washington City Council approved preliminary and final plats for Washington Square Center Plat 3 at its April 20 meeting, a one-lot subdivision in the Washington Square shopping center that will separate the former KFC parcel for new development.
Engineer John Shea, representing the applicant, told the council the owner plans to demolish the former KFC structure and develop the lot for a Chipotle restaurant. He said the Board of Adjustment earlier granted a variance reducing the rear setback to 14 feet from the 25-foot standard, enabling the plat to proceed. "Chipotle," Shea said when asked what will occupy the lot.
Council moved to accept the preliminary plat, and later introduced and adopted an ordinance approving the final plat on second reading. Staff noted the lot does not meet some older front-setback requirements that predate current code but that the variance and plat process address necessary dimensional issues.
Next steps: the applicant expects to submit permit applications and proceed with site work and demolition in the permitting phase; staff will handle final plat recording and building-permit review.
