Unit 208 owner told to finish permitting; board sets March 22 compliance date

The Code Enforcement Board unanimously found a violation for work performed without the required multifamily additions/alterations permit at 2100 Gulf Shore Boulevard North, Unit 208, and ordered the owner to secure the correct permit by 4 p.m. on March 22, 2026.
Bill Quincy presented the case, saying a stop work order was posted on Aug. 6, 2025, and that the correct multifamily permit was applied for on Jan. 13, 2026 and is currently in plan review. "It is now currently in plan check, which is meaning it's under review," Quincy said.
Deputy Building Official Tom Tucker agreed that the work required a multifamily addition/alteration permit and said that, if reviews pass, a permit could be issued in roughly three weeks; if corrections are needed it could take longer.
Owner Matthew Smith said contractor changes and administrative delays prolonged the process and that his team has been pushing to resolve the issue since August. After hearing testimony and discussion, the board approved a motion to find the respondent guilty, adopt the proposed order, set a compliance date of 4 p.m. on March 22, 2026, impose up to $200 per day in fines for noncompliance and recover city costs. The vote was unanimous.
The board will issue a written order to the parties.
