Mark (speaker 17) of MHK Architecture described the 12,222‑square‑foot building as a two‑story appearance over a podium with covered parking below and owner garage access. He said the site is constrained and not the full size required for the Highway Commercial district, prompting careful placement of setbacks and parking. "This parcel is technically noncompliant because it's not large enough for a highway commercial parcel," Mark said, noting the team worked to meet applicable height and setback requirements while maximizing usable floor area.
Landscape plans retain and augment existing tree canopy where feasible, add green buttonwood hedging and provide a formal tree avenue to the entry. Board members commended the refined material palette and suggested additional articulation for the long, blank west wall and consistent cantilever depths to improve the building’s street presence. Staff recommended conditions including adding architectural or landscape elements on the west wall, reworking tree selection to include shade trees along sidewalks, and aligning certain facade details.
A public commenter raised traffic concerns; staff clarified the applicant is not requesting variances and that the building conforms to current ordinance allowances. The board approved the preliminary review with conditions capturing staff and board comments.
