The Deuel County Board approved a Conditional Use Permit for Jordan Monnier to operate fabrication and welding of livestock-handling equipment, along with limited automotive and agricultural implement repair, within an existing accessory building on a property in the AG district.
Zoning Officer Jodi Theisen and Kelsey Monnier described the business as owner-operated with minimal traffic, no employees other than the owner, and little to no on-site inventory. The proposed wall sign was described as a wall-mounted sign not to exceed 4 feet by 8 feet with downward-directed lighting to avoid glare.
The board approved the CUP on a motion by Jay Grabow, seconded by Kevin DeBoer. The approval carried unanimously and included seven conditions: maintaining the business as an Extended Home Occupation only, confining all business activities to the accessory building, sign limits (maximum 4'x8' and compliance with ordinance), downward-directed lighting to avoid glare, restricting retail sales to products produced on-site, keeping traffic to normal residential levels with off-street parking, and prohibiting off-site-detectable noise, vibration, glare, fumes or odors.
Zoning staff noted the conditions and directed that the Letter of Assurance, Findings of Fact and Conclusions of Law be filed with the application.
