The Collegedale City Planning Commission on April 13 approved Subdivision 202601, the Phase 1B final plat for the Chastain Trails PUD, which divides about 17.5 acres into 57 single-family residential lots and two community lots.
A city planning staff member said Phase 1B is the second of four phases in the eastern portion of the Chastain Trails planned unit development, which overall authorizes 335 lots in the eastern portion of the PUD. Staff reported that infrastructure for Phase 1Bincluding water, sewer, stormwater and base roadway constructionhas been installed and that top coating of asphalt and sidewalks have been bonded to ensure completion in accordance with city requirements.
Staff recommended approval with conditions carrying over from the original PUD ordinances. Commissioners confirmed there were no additional lots beyond those originally authorized. A motion to approve the final plat was made, seconded and approved on roll call.
The approval advances Phase 1B in the developers schedule; staff noted bonding is in place to complete final paving and sidewalks under the citys standards. No additional conditions, amendments or funding allocations were recorded during the meeting.
