Collegedale board approves sign-height variance for Great American Deli

The Board of Zoning Appeals on April 13 approved a variance allowing a wall sign to be installed above the 16-foot maximum at 5828 Main Street for Great American Deli.
Staff told the board the request (BZA202602) sought relief under the citys sign ordinance (Chapter 8, Section 807.6) because the deli building sits below adjacent street grade, reducing the effective visibility of a sign measured strictly from grade. A city planning staff member said the irregular lot shape and topography predate the proposal and constitute a hardship not created by the applicant.
Daryl Marsh, operations manager for Great American Deli, told the board the buildings lower elevation made the variance necessary. "Our building is below grade," Marsh said. He also said the proposed sign was reduced in size from about "90 or a 100 inches high" to "78 by 100" before the hearing.
A member of the panel noted earlier public comments opposing face-mounted sign height limits; the board then opened the floor, a motion to approve was made and seconded, and the board carried the motion on roll call.
Votes were recorded in the hearing as affirmative; the board recorded the motion as carried. Staff and the applicant discussed follow-up contact after the meeting.
The variance approval allows the wall sign to exceed 16 feet above grade while remaining below the roofline (approximately 26 feet), per the staff presentation. The item concludes with the boards approval; no amendments or conditions beyond those in the staff packet were recorded at the meeting.
