The plan commission voted April 27 to approve PSDP-26-5, a 37,500-square-foot industrial flex building to be located on Northfield Drive between 56th Street and U.S. Highway 136 in the town’s Motor Sports (MS) zoning district.
Staff (speaker 9) presented the application and recommended approval with conditions including completion of outstanding technical review comments, approval of findings of fact and the director’s stamping of construction plans. The staff presentation described the lot as 3.15 acres with 2.26 acres of impervious surface proposed and a 26-foot building height. The project proposes 25 required parking spaces with 35 provided on the plan.
Commissioners questioned driveway spacing and whether previous variances (BZDV22-7) or shared drive arrangements applied; staff explained that a previous variance for driveway separation had been requested in 2022 and noted that stormwater review by Wessler was still ongoing. Greg Dempsey (speaker 12), the civil engineer for the applicant (Terracyte Development), told the commission he and the applicant were prepared to answer technical questions and confirmed the engineer’s intent to address any outstanding tech-review items.
Commissioner Humphreys (speaker 2) moved to approve PSDP-26-5 subject to the staff recommendations; the motion was seconded and the commission voted to approve the plan.
The approval is conditioned on resolution of outstanding technical and stormwater review comments, the stamping of construction plans by the director, and completion of any remaining plan-review requirements before permits issue.
