The Grand Island Planning Board approved a rezoning request for parcels addressed 1930–1950 Baseline Road after the applicant reconfigured lot lines so each parcel exceeds the town’s 1.5‑acre minimum for M‑2 industrial zoning.
An applicant representative (Presenter, Speaker 6) told the board the owner wanted the northern portions of the properties rezoned to match the existing M‑2 zoning on the southern halves and had reallocated land so both parcels would exceed 1.5 acres. The representative said the team previously sought an area variance for a smaller lot and that the Zoning Board of Appeals had denied that request, prompting the new lot configuration.
The representative offered a condition to limit outdoor storage of porta‑potties — addressing concerns raised by an adjacent neighbor about past outdoor storage on the site — and confirmed the site is currently mostly vacant. “We would be happy to include… a restriction on outdoor storage of porta potties,” the representative said.
Board members pressed on buffering and transitions between industrial and residential uses. An engineering staff member (Staff member, Speaker 4) noted the code already limits outdoor storage where industrial abuts residential uses and advised that a screening or berm with plantings could mitigate impacts. Planning members emphasized that the rezoning approval would be contingent on a future site plan that shows required buffers and setbacks.
Committee member Norm (Committee member, Speaker 8) moved to approve the rezoning with the proviso that the subsequent site plan include buffers between the nearest residence and prospective industrial use; the motion was seconded and the board voted in favor.
The board’s approval covered only the rezoning and the lot reconfiguration; any specific industrial uses, site layout, or building permits will require separate review. The applicant was thanked for appearing, and board members reminded the applicant that a future site‑plan submission must demonstrate compliance with buffering, parking and other site design standards.
