Planning commission gets updates on traffic modeling and upcoming public hearings

At the Aug. 18 work session, Canton Township planning staff told commissioners a traffic engineering consultant is running scenario models for several concurrent projects near a high-activity intersection, testing combined and separate buildouts and configurations with and without the Top Canton project to assess traffic impacts.
Patrick said staff received synchro files and other study materials from applicants and expects additional consultant analysis in the coming weeks. Commissioners were reminded of an MDOT meeting on Forward Road and briefed on uncertainties around development proposals in the Top Golf area after a wetlands-permit denial by the state agency; staff said applicants may submit revised plans that would return to the commission for review.
Staff announced two public hearings scheduled for Sept. 8: Filmore Place, where the developer proposes replacing townhouses with detached single-family units (a reduction of about 150 units from the prior plan), and a Clean Express car wash special-land-use application. Staff said completeness reviews and standards-of-review remain ongoing and details will be provided in upcoming staff packets.
No formal votes or approvals on these projects were taken at the Aug. 18 meeting; staff said public hearings and more detailed materials are forthcoming.
