The Coconut Creek City Commission voted unanimously April 23 to approve two related ordinances that rezone a property at 5201 West Sample Road to a Planned Main Street Development District for an Al Hendrickson Toyota dealership and amend the city's Master Business List to codify permitted and special land uses for that PMDD.
City staff told the commission a single change had been made since first reading: the PMDD document was revised to reduce the number of display vehicles allowed on site from 15 to 13. Dennis Mealy, representing the applicant, stated he had been sworn and was available to answer questions; no members of the public testified at the hearing.
Commissioners found the application consistent with the city's land development regulations and comprehensive plan and approved ordinance 2026‑006 (rezoning) and ordinance 2026‑007 (land‑use list amendment) by roll call on second reading.
The ordinances include standard findings, conditions of approval, and codification language; staff confirmed the final PMDD with exhibits was in the commission backup and in final form for adoption.
With no public speakers and no substantive changes beyond the display vehicle count, the commission concluded deliberations and adopted both ordinances. The approvals permit the dealership project to proceed under the PMDD standards established in the adopted documents.
