Balcones Heights — The City Council voted April 27 to grant a special‑use permit to United Rentals Realty LLC for equipment rental and outdoor display at 141 Balcones Heights Road, a property in the city’s lone M‑2 commercial/industrial zone.
Community development staff described recent pavement upgrades on the site and said the Planning & Zoning Commission recommended approval. Steve Chapel, operations manager for United Rentals’ Texas and Louisiana trench‑safety division, told the council the site would primarily store steel trench plates, trench boxes and other safety equipment and would not house large, motorized lifts at that location. “Much less motorized equipment … very specialized,” Chapel said.
Staff and council discussed proximity to apartments and mitigation measures such as existing 6–8 foot fencing and proposed security cameras. Council members noted that an active business presence could reduce encampment and blight in the I‑10 frontage area. The council voted to approve the SUP in open session.
Why it matters: Approval clears the way for the company to operate in a part of the city that had been underused and to invest in site improvements; staff emphasized compatibility with M‑2’s service‑oriented purpose.
