Board hears $103M North Brandywine update; low bids come in under hard-cost estimate

Consultants and district project managers gave the Coatesville Area School District board a detailed construction update on April 28, covering North Brandywine Middle School, Doe Run Elementary and King’s Highway Elementary renovations, as well as modular-classroom plans.
David Schrader of Schrader Group opened the quarterly update and introduced Matt Inyani of ICS, who said North Brandywine’s two-phase project carries an overall budget of roughly $103 million. Inyani said hard construction costs were estimated at about $83.6 million and that Phase 1 cost $6.7 million; recent bids for the remaining work came back with a low aggregate of $74,456,000. Staff recommended awarding four prime contracts (general, mechanical, electrical, plumbing) based on the low bids.
Project manager Yanni gave a multi-point progress report on Doe Run Elementary: roughly 300 linear feet of water main installed, completion of a stormwater collection loop, athletic-field grading and phased parking construction, starting terrazzo and ceramic tile installation, casework being installed in classrooms, and rooftop mechanical equipment set and being connected. Yanni said drywall installation was complete and crews were moving to finishing work and facade cladding across the building’s A–E areas.
On King’s Highway, project staff described an interior renovation and minor expansion (security vestibule, drop-off canopy), septic and water-work discussions with West Caln Township and county conservation authorities, and anticipated a fall 2026 bid with possible construction start in winter 2026–27 depending on approvals. The district also plans to install additional modular units this summer to be in place for the September school year.
Board members asked no substantive questions during the presentation and the district signaled it would seek board recommendation to award North Brandywine contracts at the conclusion of bidding and review.
What’s next: Staff recommended awarding the low bids for North Brandywine and will return with contract documents and formal award recommendations for the board’s action.
