Planning commission schedules joint zoning meeting, discusses POCD priorities and implementation steps

At the end of the meeting planning staff reviewed a priorities matrix derived from the town’s POCD (Plan of Conservation and Development) and a consultant memo that summarized which recommendations received high, medium and low priority in a recent star‑ranking exercise.

Staff member George said the matrix and Britney’s memo should be used to track implementation and recommended inviting public works, parks and the deputy town manager to discuss how high‑priority items could be carried forward into the town’s capital and operating budgeting processes. "You have the power of influence," George said, describing the planning commission’s role in keeping recommendations on implementers’ radar.

Staff also announced that the zoning regulations update consultant will present its work at a joint Planning and Zoning Commission meeting to be held during the planning commission’s second meeting in May. George said the consultant had supplied a 122‑point list of questions to staff and that materials have been uploaded to the commission’s Dropbox for review.

Commissioners discussed next steps for keeping the recommendations in front of the right departments before budget decisions and agreed to ask staff to invite appropriate public‑works and parks officials for practical implementation conversations. Staff noted the budget cycle timing and encouraged early engagement with implementers.

The session closed after a broader conversation about regional housing trends and the local balance of rental versus for‑sale development; commissioners underscored the commission’s role in recommending changes to regulations and in weighing development proposals against POCD goals.
