Financial details: Business Administrator Mr. Toth told the board the property had an appraisal range of about $10.4–$10.6 million and the negotiated purchase price was $9 million. Mr. Toth said the deposit at risk if the district cancels would be about $500,000 and that, if returned, the funds would go back to capital reserve — capital reserve dollars cannot be used for operating expenses such as salaries.
Board members and residents pressed for further review. Multiple speakers and board members asked for a discounted cash-flow analysis and a clear accounting of long-term costs, including associated infrastructure, flood mitigation and development costs. Administration said architects and engineers were directed to review wetlands and developability and that the board would receive a report before any closing.
Next steps: The board requested an engineering and legal review of the property and instructed administration to report back to the facilities committee. The item remains tabled pending that report.
