Asbury Park Zoning Board carries two items to May dates, hears brief public introduction

The Asbury Park Zoning Board of Adjustment on April 28, 2026 carried two agenda items to later dates and adjourned after a brief public introduction.

The board voted to carry the application for 700 First Avenue (Block 2602, Lot 6), filed by 700 First Avenue LLC, to May 12, 2026 "without further notice," after confirming that jurisdiction and notice issues had already been addressed. The motion passed on a roll-call vote with Committee members Natalie Passerini, Peter Bulos, Carrie Dim and Vice Chair John Scully voting yes.

The board also carried an interpretation matter for 515 Fourth Avenue (Block 3503, Lot 15) to May 26, 2026. Board members noted that notice was not required for the interpretation; the motion passed with the same four members voting yes.

There was no extended debate recorded on either item, and no public commentators were present when the board opened the public-comment period. Before adjournment, a participant identified himself as Peter Roki and said he is president of Leon Roki Incorporated; he commented briefly about his family’s history with municipal engineering in Asbury Park and said he looked forward to working with the board.

A motion to adjourn was then made, seconded and approved; Vice Chair John Scully declared the meeting adjourned. The board noted that the matters will return on the new dates for further consideration.
