Board signs off on amendment tying Lazy Rooster Ranch bridge completion to landowner enforcement

The Dolores County Board of Commissioners voted unanimously to approve an amendment to the Lazy Rooster Ranch land-development agreement that clarifies enforcement responsibilities for a bridge the project will build and maintain.

County attorneys explained the amendment ties enforcement of the recreation easement to the landowner so the county can compel compliance through the recorded landowner obligation rather than relying solely on the town of Rico or the Rico Trails Alliance. "We're just connecting the dots here," one county attorney said, noting the change gives the county a clearer enforcement path through the landowner.

The representative for the applicant, Nicole, confirmed the applicant will secure the required signatures (including the landowner and others named) before the county records the executed document. Commissioners approved the amendment and outlined the order of execution: obtain signatures, file the recorded document with the clerk and recorder, and publish as required by county procedure.
