Joseph Toledo, presenter of the Fairfield County housing study, told the County Council on May 11 that the county has experienced sustained population decline and a mismatch between housing supply and community needs.
“Since 2010, the county lost nearly 15% of our population,” Toledo said, and added that the county’s median age has risen to about 45. He said those trends, combined with an outbound commuting workforce of roughly 3,300 residents, reduce daytime demand for local businesses and shape what types of housing are viable.
The study — completed in 2024 and prepared by MRB Group — found Fairfield’s housing inventory is dominated by single-family detached homes, much of the stock is older or in poor condition, and vacancy and affordability problems…
