Board OKs small rear-yard addition at 305 Sundown Place

The Zoning Board of Adjustment approved a Special Exception C May 4 to permit a 57-square-foot encroachment into the rear-yard setback at 305 Sundown Place.
Staff presented the application, noting the proposed encroachment (2.44 feet into a 20-foot rear setback) was within exception C limits and that one email in opposition was received. Applicant representative Marco Roeller confirmed agreement with staff’s recommendation.
After brief discussion and no public testimony at the hearing, the board voted to accept the planning division’s recommendation and approve the exception; the applicant will proceed with standard permit processing.
"Staff recommends approval of the exception request as the requested encroachment is less than the maximum permitted per Exception C criteria," staff said during the presentation.
