Commissioners approve Mallister rezoning near Pageland Highway

The Union County Board of Commissioners voted May 4 to adopt an ordinance approving a rezoning request (RZ‑2026‑00004, Mallister) for a parcel near 601 South, just outside Monroe.
Planning Director Lee Jensen briefed the board, saying the property — previously rezoned in 2016 from light industrial to Highway Corridor Conditional to accommodate a retail component — is now proposed to return to a light industrial designation with no special conditions. The county’s 2050 comprehensive plan designates the area as an employment corridor and both staff and the land-use board recommended approval; the land-use board’s recommendation was unanimous.
A commissioner moved to adopt the ordinance and a statement of consistency and reasonableness; the motion passed on voice vote. Jensen answered questions from commissioners about the site's zoning history and confirmed the request would remove prior conditional limitations (for example, restrictions previously barred campgrounds, RV parks and certain mini-storage uses).
