The Chickasha City Council adopted Ordinance 2026‑10 to add section 54‑38G to the zoning code, regulating accessory storage structures in mobile home parks. The ordinance addresses number and size limitations, location and construction requirements, permitting rules, owner responsibilities and compliance for non‑conforming structures.
Staff explained the ordinance was prompted by inquiries from a mobile home park where residents sought to place storage units but the city lacked a clear ordinance allowing or regulating them. Under the ordinance as presented, structures up to 150 square feet do not require a permit but must meet normal setbacks; structures larger than 150 square feet will require a permit and a site plan. Staff noted park contracts often limit structures to 100 square feet and the ordinance raises that allowable size to 150 square feet; anything over 600 square feet would require planning review.
Councilmembers pressed staff on whether units are movable or permanent (staff confirmed they are considered movable, and may be placed on a slab if requested with appropriate permits). Staff said existing storage buildings would likely be grandfathered while the department works with park owners on site plans and enforcement.
The council also approved the ordinance’s emergency clause, making it effective immediately, on a roll‑call vote recorded in the transcript.
Next steps: code enforcement and building inspection staff will work with mobile home park owners to produce site plans and clarify permitting pathways for residents and owners.
