Canton Township’s Planning Commission voted May 4 to recommend approval of the Cherry Hill Village Plaza planned development district (PZ25‑000012), a proposed three‑story mixed-use building at 49960 Cherry Hill Road that would combine ground-floor retail with about 15 residential units above.
Planning staff told the commission that revisions requested after a January hearing had largely been addressed, but that final submittals were still needed: a lighting plan meeting the Cherry Hill Village design guidelines, interior dumpster enclosure dimensions complying with the zoning ordinance, and confirmation that rooftop mechanical equipment will be screened. Staff noted the PDD agreement must be reviewed and accepted by township legal counsel and that any design modifications accepted in the PDD agreement (for example, window placement) should be documented so changes do not require further code text modifications later.
Architect Gassan Abdo presented materials and said the design team had adjusted materials and parapet heights and would work with staff on brick size and window alignment. Commissioners pressed on pedestrian safety at retail doors, asking for either recessed doors per the design guidelines or an acceptable alternative (such as fenced outdoor dining or raised planters) so sidewalk users are not impeded when doors are opened. Commissioner Weber said he preferred a recessed entry or an equivalent measure to avoid door swings impeding a public sidewalk.
The commission moved to recommend approval with conditions requiring revised plans and satisfactory staff review of pedestrian amenities, door recessing or acceptable alternatives, modular brick length, lighting per the Cherry Hill Village guidelines and interior dumpster dimensions; the PDD agreement must be reviewed by legal counsel and include specified modifications. Commissioner Wther moved the motion and Commissioner Weber supported it; the motion carried on a roll call vote.
What happens next: the applicant will finalize the items called out in the conditions and the PDD will proceed to the township board; subsequent site plan review will address detailed construction‑stage elements and public notice requirements.
