CAB had reviewed the design but staff notified council because the submission differed from earlier discussions and the project had not yet passed full TRC (technical review committee) site review.
Council members and project proponents discussed design details including roof profile, exterior materials, ADA ramp location, setback and WRD/HDRD (historic design review) guidelines, and how the structure would relate to boat-trailer parking and the single city boat landing. Several council members stressed that boat-ramp safety and sight lines are paramount: councilors said the boat landing must remain functional during events and that backing boats, trailers and pedestrians create safety trade-offs.
Applicants agreed to adjust the layout and to supply engineered site plans for TRC review; staff noted that final permitting will require compliance with setbacks, flood-resistant materials for flood-zone construction, ADA access and TRC/engineering approvals. Council asked staff and applicants to return with a stamped site plan showing exact locations, setbacks and mitigation measures for parking, circulation and pedestrian safety before further approvals.
