The Single Family Design Board voted May 4 to grant project design approval for a two‑story addition and associated site changes at 1407 Cliff Drive, after hearing an updated presentation from architect Tom Oxner.
Oxner described design revisions made since the previous submittal — including a gabled entry, tile roof wrapping, additional articulation on the west elevation and a trellis/gutter detail — intended to break up massing and tie the addition to the house’s architectural character. Staff told the board the proposal qualifies for a Class 1 categorical exemption under CEQA (section 15301) and that Neighborhood Preservation Ordinance findings would be required for final approval.
Board members commended the refinements but asked the applicant to study and, where feasible, adjust the height of parapets on the north and west elevations and to reduce the amount of plaster above the arched entry for better proportion. The board also requested additional architectural detailing on the two‑story garage plane and encouraged a study of landscaping options (for example taller accent trees) to help soften the front elevation.
The motion to grant project design approval included direction that the project return to the consent calendar for final approval after the requested studies and detailing are provided. The motion carried unanimously (Board member Wolf, Board member Richards, Board member Graffidi, Vice Chair Mos Ley and Chair Sherry voted yes). The board announced a 10‑day appeal period for that decision.
