County approves several rezoning requests and calls public hearings on two parcels

The Lincoln County Board of Commissioners unanimously approved multiple planning and appointment items at its Sept. 23 meeting, including rezoning petitions the planning commission had recommended and several appointment motions.
Commissioner Daniel Eldridge, the planning commission chairman, presented file 25R4 to rezone 12.98 acres from A1 to A2 to accommodate a 23-lot residential subdivision with public sewer and water connection, and a 2.02-acre parcel to C1 for highway-fronting commercial use; the board approved the request. The board also approved file 25R5, rezoning 6.31 acres at 71 Morgan Circle from A1 to C1; the parcel has operated as a trucking company and lies outside the Petersburg city limits.
The board approved a text cleanup (ZR2025-3) to align the county zoning ordinance’s planning-commission response period from 35 days to 30 days to match Tennessee Code 13-7-105(a).
For two additional rezoning requests the planning commission had not recommended and for one with staff support, the board voted to call public hearings prior to the Oct. 21 meeting: file 25R6 (a request to rezone about 2.97 acres on Prospect Road from A1 to C1, which planning had not recommended) and file 25R7 (3241 Huntsville Highway, A1 to C1, which staff and planning recommended). The calls for hearings passed unanimously.
The votes recorded during the meeting were procedural approvals; any changes that require ordinances or final approvals will return after required public hearings and any necessary subdivision approvals.
