The Planning & Zoning Commission on Tuesday approved a two‑lot subdivision at 0 North Wilton Road, permitting an 8.94‑acre parcel to be split into two house lots that meet the town’s 4‑acre zoning standards.
Applicant representatives said both proposed parcels have adequate frontage, more than 50% contiguous upland, and septic feasibility demonstrated by on‑site testing. "Each property meets the zoning regulations," said Bill Pollock, landscape architect for the applicants. Town staff confirmed the proposal is an approval of lines on paper and that future development would be vetted by departments at building‑permit stage.
The commission asked about wetland setbacks and septic approvals during a brief question‑and‑answer exchange. Applicants said there would be a 50‑foot regulated buffer from wetlands when houses are developed and that the health department observed field testing with no outstanding issues. Town planner Sarah Kerry told the panel that the current action approves lot lines only and that detailed review would follow when or if houses are proposed.
Commissioner Chris moved for approval, the motion was seconded, and the vote was unanimous in favor. Dan Radman, Kristen Nielson, John Chris, Alan Swedllo, Tom Benton, Eric Nolles, Christina Larson, Megan Menching and Bill Pratt recorded yes votes.
The approval covers subdivision boundaries only; any future construction will require additional permits, septic approvals and inland wetlands review where applicable.
