Rackley said the development proposes 150 vehicle parking spaces, 122 bicycle parking spaces, two courtyards and amenities including a mailroom, community room, co-work space and fitness facilities.
The project relies on state density bonus rules (SB 330), Rackley said, seeking three benefits: unlimited density because the site is within a half-mile of a major transit stop, an additional height bonus and no minimum parking requirement. Rackley also explained the applicant requested five concessions from objective design standards, including a reduced front setback (proposed 4.5 feet versus 20 feet), an increase in lot coverage to 45.2%…
