Planning board hears proposal to convert retail space into virtual golf simulator and bar; parking variance, special exception anticipated

Christopher Vorhees, civil engineer for the applicant (Nelson & Pope Engineering), presented application PL26‑14 April 27 seeking conversion of a 6,750-square-foot retail space to a virtual golf simulator with an associated bar and dining area.
Planning staff told the board the proposed use is not defined in the town’s parking schedule and recommended applying the parking ratio used for bowling alleys (six stalls per simulator bay) as the closest analog. That calculation produces a minor parking variance; the board will forward the matter to the board of appeals for a parking variance and for a special exception to permit a place of amusement in the E‑business zone. The applicant also noted required kitchen grease‑trap work and a pending county sewer connection permit.
The hearing was closed and decision reserved for staff review and referral to the board of appeals. Dan Tusian moved to reserve decision; Frank Santos seconded. The motion was approved by voice vote.
